This initial discussion between HFC and the client is a crucial information exchange that establishes the scope for the interior design program. The client expresses his vision for the space, the specific design goals, and the projected timeline for design deliverables. HFC, in turn, presents a preliminary design budget.
Working with the architect of record, HFC presents the client with sample materials that create a representation of the finished space. These may include floor plans, layouts, sketches, and finishes, fixtures, and/or lighting cut sheets. Design boards are produced to display selections for fabrics, finishes and furnishings. Also during this phase, the budget will be finalized.
This typically includes developing the directional design concept, the design, development and documentation of all exterior materials and finishes, the development of any custom millwork, the selections for lighting and lighting layouts, electrical layouts, appliance and fixture recommendations, selections for furniture, fixtures and equipment, and also the design, development and documentation of all interior materials and finishes. Regarding unit design, this entails directional design concept, kitchen and cabinet recommendations, lighting selections and layouts, electrical layouts, the design, development and documentation of all unit materials and finishes, also furniture recommendations.
HFC prepares the required identification documents for the interior design of each unit and common area including reference plans, electrical coordination plans, reflected ceiling/power coordination plans, finish plans/specifications, elevations and details, and furniture plans.
HFC guides the client and contractor through project administration to ensure proper execution of the design documents. Shop drawings and samples are monitored for compliance. Continual consultation is provided as needed with general contractor. HFC responds to any RFI’s and any clarifications of intent that arise during this time.
As the project nears completion, HFC purchases the furniture, fixtures, and equipment presented during the design development phase and approved by the owner. These items include but are not limited to all clubhouse/common area furnishings, outdoor site furnishings, pool and patio items, model furnishings, artwork, accessories, rugs, and custom window treatments. Fitness equipment and computer equipment are also purchased if requested by the owner.
